You have a number of Portfolio items under in admin -> Portfolio. That's where you change the thumbnail image in portfolio pages and the content of the individual portfolio page.
Obviously, the number of portfolio items can be changed by adding new or deleting them.
The theme is editable, except not the way you expect it.
By 'admin' I meant the wordpress admin. So you found how to edit the portfolio item. Good, now you can change the Featured image which is the thumbnail displayed in Portfolio grid page.
Excellent. Now assign the featured image for this portfolio item - this will be thumbnail image in portfolio grid. Without this image it cannot be displayed there.
I installed the demo pages, but now I can't edit it.
when I open the pages in edit mode, I see it empty

You should not worry about editing the content for those pages.
Portfolio, Showcase and Blog page templates they just hold the collection and portfolio items and blog posts.

If add one new portfolio item, it's not display with the others.
where i can link to the display grid?
